After a busy couple of years, we are still taking on new development deals and acquiring investment stock. We have some exciting new projects in the pipeline and we are looking forward to making good progress with these over the coming months.
Certain sectors of the market continue to show good occupier demand and the challenge is currently finding new, deliverable sites that meet this demand. The right product, in the right place is generally finding occupiers quite readily. For example, our new build hybrid scheme in Pool, near Otley was all sold prior to completion.
Our 2 recent schemes for Aldi have now both opened for trade and as expected have got off to a great start.
Pendle Court Phase 1 at J13 M65 has been pre-sold prior to construction starting on site.
The planning process remains one of the biggest challenges, both in terms of how long it takes to get a planning application dealt with and trying to get a positive response from officers and councillors. However, our track record in getting satisfactory planning permissions has been pretty good.

Holmes Mill, Greenacre Street, Clitheroe, Lancashire
Pendle Projects was chosen as the preferred developer for this important town centre site in Clitheroe.
The complex forms a series of listed buildings and the first stage of the process was to undertake a detailed heritage assessment. This was done and preliminary scheme drawings and discussions with planners were completed.
Residential new build and conversion were the chosen options for the site, but an unconditional offer came out of the blue and the site has now been sold for a mixed use development.
Walton Place, Townhouse Road, Nelson, Lancashire
After obtaining planning permission some time ago, construction of this exciting residential project is now complete.
The scheme is for 13 houses comprising 6 pairs of semis and a detached house, all being 3 bedroomed properties.
The Government's Help to Buy scheme is available on this scheme for purchasers and a show house is now open.
All the houses on this development are now sold
Allied House, Burnley Road, Clayton le Moors, Lancashire
Allied House comprises an industrial/showroom building which has been split into 4 separate units. The 12000 sqft building is situated in a highly prominent position fronting Burnley Road.
The refurbished building has 4 units to let which are now fully let.
Habasit UK site, Keighley Road, Silsden, West Yorkshire
Pendle Projects was appointed as the preferred partner of site owner Habasit (UK) Limited. After lengthy negoatiations with the Environment Agency over flooding issues, Pendle's project team designed a suitable scheme layout and Pendle was granted planning consent for a supermarket on surplus land together with a refurbishment and extension of Habasit's manufacturing plant. Habasit are industry leaders in the production of industrial conveyor belts.
The Aldi store is now open.
Crystal Drinks site, Wakefield Road, Featherstone, West Yorkshire
The site is the former Crystal Drinks factory site, now cleared, which had previous planning permission for a housing scheme, which was highly unlikely to ever be delivered.
In a joint venture with Citypark and Property Alliance Group, Pendle Projects obtained planning permission for a 40,000 sqft food supermarket on the site in 2014. The large format foodstore market ground to a halt around that time and there was no obvious taker for the site.
Pendle therefore changed strategy and ultimately Aldi and B&M Bargains were signed up for the site through Quora Developments.
Scotland Road, Carnforth, Lancashire
Pendle agreed terms with Aldi to develop a new supermarket in the centre of Carnforth and following the receipt of planning permission, the store was developed, with MSM Construction being appointed as main contractor.
The store has now been handed over and is open for trade.
Baildon Business Park, nr Bradford, West Yorkshire
Pendle Projects, in a joint venture with Russells has been appointed by Bradford City Council as the preferred developer on a 13 acre industrial site on Otley Road in Baildon, West Yorkshire.
This exciting opportunity offers new industrial units from 5000 sqft up to 50,000 sqft in a fantastic landscaped setting.
The whole site has been the subject of a major engineering exercise to create the various development plateaux and the estate road and drainage is now complete. All mains services are now installed.
The first customer to sign up for a unit was Produmax Precision Engineering from Otley who purchased unit 2. The 28000 sqft production unit and offices was completed and Produmax have taken occupation.
Following closely behind was Anetic Aid from Guiseley who took unit 9, a 15000 sqft unit. John Ayreys and West Yorkshire Glazing took units 8a and 8b which total 14500 sqft. These units are now built and occupied.
Units 4, 5 and 6 totalling 38000 sqft have been completed with Laxtons taking unit 6, a 16000 sqft unit and Canvasman taking unit 5 at just under 9000 sqft. Unit 4 is being split with 9000 sqft under offer.
unit 3 has also been completed with GSM Aluminium buying unit 3b at 10000 sqft and the remaining unit 3a at 15000 sqft is under offer.
Plot 1 which will comprise a terrace of 8 hybrid and office units totalling 22000 sqft has been granted planning permission and is due to start on site in January 2018. 7 of the 8 units have sales agreed.
plot 7, the final plot of the whole business park has also been granted planning permission and detailed discussions are in hand with potential occupiers. The plot will be developed in 2018.
The Hattersley Centre, Burscough Road, Ormskirk, Lancashire
Hattersley House business centre was placed in the London auction house of Acuitus at the end of 2015 and the investment property was sold in the room to a new owner from Leicester. This centre has now become an established business location within the town.
The 4 hybrid units, known as Hattersley Park were completed in 2015 and al 4 units readily sold .
Hattersley Court, a terrace of 6 office units has now also been sold to owner occupiers.
County Business Park, Darlington Road, Northallerton, North Yorkshire
We are pleased to confirm that this popular business park on Darlington Road is now fully occupied with a leading self storage operator, MyLockUp taking the last unit.
Whiteley Court, Pool in Wharfedale, West Yorkshire
Whiteley Court, named after Whiteleys paper mill next door from whom is was purchased, comprises a terrace of 5 hybrid units. We were delighted with the occupier interest we received with all 5 units having exchanged contracts to buy off plan.
The scheme has now been completed and the 5 occupiers have all moved in.
St Annes sea front, Lancashire
Planning permission was granted for a new 5/6 storey apartment building in a first class position on St Annes front line.
We then agreed terms to sell the site to McArthy & Stone for the development of one of their bespoke retirement living schemes.
Following the grant of planning permission for their own scheme, they have now completed the site purchase and have taken possession of the site.
Crow Nest Business Park, Barnoldswick, Lancashire
Purchased as a derelict series of industrial buildings and land, these units have since been stripped back to a bare shell fully restored back into modern premises, all of which were let or sold prior to the refurbsihment works being completed.
Pendle Court, J13 M65 Motorway, Nelson, Lancs
Part of the former Reedyford Mills site off Scotland Road and within seconds of J13 of the M65 motorway, this site was acquired and planning permission obtained for 22,000 sqft in a terrace of 4 of new industrial units.
All 4 units have been sold and MSM Construction, the main contractor completed the development in late 2017.

the next phase of this successful development will comprise 60,000 sqft of mixed use premises and a detailed planning application has been submitted for approval. Development due in 2018.
